SF Bay Area Luxury Homes Skyrocketing!

1/31/2014

Mercury News has the latest stats for lux properties in SF/Silicon Valley, and it's getting mind boggling. $1M dollars don't get you much round these parts.
The big-ticket sales were concentrated in the South Bay, Peninsula and San Francisco, where companies such as Google and Facebook were sending waves of newly minted millionaires out searching for their dream homes, which were in short supply. Bidding wars pushed high prices even higher.

Business Insider reports that "NIOSH recorded 460 suicides among 18,763 white male deaths. Category includes real estate sales occupations."

I wonder why that is?! And more perplexing, is why the only included white menz in the survey. Something's suspect!

Herman Chan: The Tech Savvy Real Estate Broker uses DocuSign

1/30/2014

You might remember I posted this fantastical image on my Instagram (@hermanity) of the Docusign office in San Francisco earlier this month. I can now reveal Docusign invited me to their swank new San Francisco HQ to chat about how I use Docusign , especially with Google Drive. The feature just went live on their site! Check it out!

Seriously folks, if your Realtor doesn't offer Docusign to you, they are doing you wrong! It'll change your life. When they need your signature ASAP (which is like always!), no more scrambling around for a printer, finding a scanner, or  god forbid using a fax! It's all electronic, paperless & mobile!

Herman Chan of LuxSFHomes.com is a technology savvy pioneer and personality in the real estate industry. He does business faster, better, and more efficiently with the use of technology and has no plans to stop. He arms himself with the tools and software to most effectively do his job while on the move. Considering the multiple documents needed for the modern real estate transaction, Herman knows it's a no-brainer to go green and mobile.  DocuSigning helps him do just that.

Often found with his iPad or Mac, Herman is capable of selling any property at any moment. Interested buyers? Herman uses DocuSign for Google Drive to easily and quickly send disclosure packets without having to ever print a single page. Sellers want to list their mansion on the spot? No problem. Herman uses DocuSign Ink on his tablet to capture the sellers' signatures right there in order to close the deal in-person without leaving the property.

Herman encourages current and future real estate agents to embrace DocuSign. Not only does it save time but also it saves deals. Last year, on a road trip to Los Angeles, he received an urgent call (Hands-free of course) from his Berkeley buyer. She saw a hot property at an open house, but offers were due in an hour!  Any delay would have cost his client her dream home. Without skipping a beat, Herman quickly pulled over, whipped out his iPad and sent his client the paperwork to DocuSign. Within minutes she DocuSigned the offer and shortly after, the sellers accepted the offer. SOLD! Thanks to DocuSign.

Follow Herman and get great tips on his real estate Info-tainment site at http://www.habitatforhermanity.com/

Why Is Usher Selling Mansion at $1M Loss? Only Way To Get His Ex-Wife Out (He Don't Like Her THAT Much!)

You Make Me Wanna (kick you to the curb)! Usher and his ex-boo are divorcing and she got to stay in their 12,000 sq ft Georgia mansion...but not for long.
Usher first purchased the home in 2007 for $3.04 million and while Tameka was allowed to reside there after their split, the divorce settlement stated he had the right to sell it at any time as long as he gave her 30 days notice.
Usher recently sold it for $2.2M, so now she's gotta get to steppin'!

I've increasingly seen my clients pay a premium to be close to things to do, eateries, amenities and just life! (especially my Millenial and baby boomers clients). No one wants to drive 20 minutes just to get a latte!  Now there's proof from Walkscore.com

From WALKSCORE.COM:
Living Near Public Transit

There’s growing evidence that buying a house or renting an apartment near public transit is a smart idea.

  • First, it’s likely a better investment.  The National Association of Realtors found that home values performed 42% better when they were located near public transit1.  In Boston, a recent study showed that home prices near public transit outperformed the region by 129%2.
  • Living near public transit saves you money. The average American spends $9,859 per year on their car3. Did you know this is the equivalent of a $135,000 mortgage?!  Transportation is the second largest expense for American households4.
  • And living near good public transit might just make you happier5 — after all, nobody likes being stuck in traffic.
Are WalkScores important to you when buying a place?

Why China's Big O is a Big O-No! (They're Sayin' Its Nouveau Riche & Gaudy!)

1/23/2014

This building in China was supposed to represent the circle of life, circular harmony and golden prosperity....Well, people are claiming it's one of the ugliest structures in the world and a symbol of low brow taste! What do you think? Are people just jealous of China's meteoric rise? Or is it really that fugly?!  The Atlantic has more:
...the Circle Building is perhaps the country's largest single manifestation of "Tuhao Jin" (literally "gold of the unrefined and wealthy"), a viral term lately used to mock the country's nouveau riche.

The term has been applied widely to what many Chinese consider garish displays of wealth

NASDAQ Quotes Herman Chan on Ways Buyers Overpay

1/14/2014

A bunch of my tips made it onto the NASDAQ! Read the full article:  7 Ways Home buyers Overpay.
Picture
Here are my fav pieces of advice!

"First-time homebuyers, as well as those looking in a hot market, are susceptible to overpaying because they have a hard time exercising discipline when it comes to price, according to Herman Chan, a real estate broker in San Francisco.

"Any buyer can make a mistake, and if they don't keep a level head, that mistake can end up costing them a lot of money," Chan says.

"It's easy to get caught up in frenzy of an open house," Chan says. "With people jam-packed like sardines acting like piranhas, it brings out the competitive nature in all of us, and it's all too easy to end up overpaying because of the hype."

Do Financial Benefits of Being Beautiful Apply to Realtors Too?! Debate Rages on....And It's Getting Ugly!

1/12/2014

Does Sex Appeal = Curb Appeal?! Four years ago, I posed this question in one of my 1st videoblogs....and the jury's still out!

The Atlantic just posted an article called The Financial Benefits of Being Beautiful: The "beauty premium"—and why we pay it. Do you think gorgeous real estate agents earn more? Land better listings?  Attract more clients? But wait, it's the inside that counts....right? Well, if you been hit by the ugly stick one too many times, you outta luck:
Understanding that most people are drawn to beautiful faces, companies in the business of making impressions will pay a bonus for them.
Picture
According to Daniel Hamermesh, an economist who spent two decades researching the financial effects of being a hottie, the top third of attractive men earn 4 percent more than intellectually similar (but average-looking) men. The ugliest guys make 13 percent less. For the typical worker, that would add up to $230,000 "beauty premium" over a career.
Dang, I better start saving up for that liposuction procedure I've been putting off....

7 Home-Seller To-Do's Before Hiring Agent (Herman's Tips for Bankrate.com)

1/10/2014

Spring season is around the  corner! If you are an owner, you what that means: you are thinking of putting your home on the market.  But before you do , check out my tips on Bankrate.com! Avoid those costly boo-boo's before taking to a Realtor.
From Bankrate.com
When you sell your home, you'll likely get an earful of advice about finding the right agent. You're less likely to hear what you should do before your first meeting with that agent. If you don't prepare, you could suffer financial consequences, according to Herman Chan, a real estate broker in San Francisco.

"Anything you can do to make (the agent's) job easier is going to benefit you during the process and when sale time comes," Chan says. "What's important to remember is that you're mostly likely going to be working very closely with this person on a very big transaction, so it's a good idea to be prepared and ready to provide them with as much information as possible right off the bat."

Here are seven things the seller needs to do before contacting and hiring a real estate agent.

Property Wars TV Star John Ray Shut Down by Dept of Real Estate. He Ain't Been Licensed For Years!!

1/4/2014

This always boggles my mind!! If you are on a national TV for huge network like Discovery for a real estate program.....ummmm wouldn't you want at a minimum to keep your license active?!
An Arizona regulator is ordering “Property Wars” reality TV star John Ray and his firm to immediately stop doing business because neither hold a real estate license, as required by law.

The Arizona Department of Real Estate issued a cease and desist order to Ray and his business, Arizona Investors Alliance LLC (dba Bid AZ Foreclosures), on December 6, noting Ray’s license has been terminated since July 2011 and the firm shows no record of a license.

It ain't all glitz & glam in Hollywood. Architect Gerhard Becker cut corners & flagrantly violated fire building codes which caused a Hollywood Hills mansion to burn down,. A firefighter died and all Gerhard gets is a slap on the wrist for what is essentially manslaughter. I doubt this is going to deter people from building to code! What kind of example is this?
