CBS11 in Arkansas reports that her husband received three mysterious texts from her phone at about 1 a.m. Sept. 26, just six hours after she disappeared, that didn't sound like her at all.

"All of a sudden I received three texts in a row. One said 'Yes.'… Then she sent another text that said, 'My phone's low. The battery's down, and I'll call you whenever I get signal.' …And, then, straight back-to-back, I received a text that said 'Oh, I'm out drinking with some friends,'" he recited. "Beverly's not a drinker…We just want our mom back, and my wife of 35 years…I need her."

We didn't want to blog about this because I honestly thought she'd return soon...but it is looking less and less hopeful. This can be a dangerous profession. Everyday we are meeting strangers in new places, taking phone calls from anyone...we are easy targets for someone with bad intentions. Be safe!

UPDATE: Beverly's body has been found. Tragic. When asked "Why Beverly?" the suspect in custody, says "She was a rich broker". Awful

My SoCal gal pal realtor Jenny Dianne tweeted me about April & Justin. How come I've never heard of them? Well, I don't cook, don't put on make-up nor do I have a baby (their tmaybe that's why....but that's irregardless! Cuz I found myself watching vlog after vlog. I also found myself screaming at them, "Stop being so cute!!" LOL!

Well apparently, these celeb YouTubers are moving from Southern California to Northern California...and in typical millenial fashion, they are gonna youtube the whole darn thing for us to see. Gonna be interesting to witness their house hunting online and then in person! Will they review online real estate sites? Stay tuned!!

How To Avoid "Professional Tenants" (Yup, Landlords Ain't Always the Bad Guy!)

Landlords, especially in San Francisco, have been getting a bad rap recently. Well there are 2 sides to every coin.

This landlord (see right) met some nice folks from his church. He didn't vet them himself or thru a property management company. Guess what? They thrashed his place! And still wouldn't leave. It'll cost this guy $15k to get them out, minimum.

This landlord tenant attorney breaks it down:

Let me give you the profile of what I mean by a typical Professional Tenant. (This is a generalization based on my professional experience.)
They have history of litigation, evictions and/or delinquency with prior landlords.
They have a surprising (and dangerous) knowledge of local landlord-tenant law.
They often have a background in real estate, engineering, contracting or law.
They have marginal to poor credit, with a prior history of collections, judgments or bankruptcies.
They have gaps in rental history.
They have non-existent or incomplete prior landlord references.
Now the above may sound simply like a poor rental applicant, and maybe that's true. But the Professional Tenant will make a landlord's life miserable and cost them thousands in lost rent and legal fees. Here's what a Professional Tenant will do to a landlord.

The judge basically said the murders were all over the freakin' internet and the buyer was a ding dong for not googling the house before buying! Philly.com reports:

“The varieties of traumatizing events that could occur on a property are endless,” wrote Justice J. Michael Eakin in the court’s July 21 opinion. “Efforts to define those that would warrant mandatory disclosure would be a Sisyphean task...What if the killings were elsewhere, but the sadistic serial killer lived there? What if satanic rituals were performed in the house?”

The ruling was in response to a suit filed by a Delaware County woman who had claimed the McMansion she bought in Thornton had an undisclosed “material defect,” because the seller had not told her that at a murder/suicide had been committed in the home.
The ruling dismissed the woman’s argument that the home’s history resulted in a reduction in its value.The court also noted the 2006 tragedy had been well-publicized, news that could have been discovered easily in print or online.
