As we dive into Q4, one of the most commonly asked questions I get is "Should I list my house in the winter, or wait til spring?" Some agents think it is suicide to list in the winter because many buyers have checked out. Vacation, holidays, and money gets diverted to gift shopping instead of house shopping.  For the most part, the market does slow down a bit this time of year, but sometimes that can work to a seller's advantage. In fact, some of my most productive quarters have been Q4.  Watch why in this vintage clip!

I think I need a slice of pumpkin pie to go along with my pumpkin spice latte. Yum!

SOLD Magazine features Hermanity in an article by Samantha McLean called Video Marketing: Herman Chan Makes it Simple.  If you happen to be in Australia, pick up a copy for me.  (And while you're at it, pick me up an Aussie man too!)

Australia has churned out many break out real estate videos. Who can forget the salacious video vixens used to hock property?  Or Chris Gilmour's glossy high production videos that help him sell/list a property every 26 hours? Our friends down under certainly have a flair for the visual! 

It certainly helps that these women are centerfolds incarnate and that Chris Gilmour is a walking Ken Doll! Eye candy never hurts. I'm not as pretty as these folks. Honestly, if I did video down there, I would be totally hit by the ugly stick.

Nevertheless,  I can't wait to go back there again. Someone send me an invite!

If you're anything like me, you have had the recurring fantasy where Batman rescues you & whisks you away (kinda NSFW) to his BatCave Budoir. Thanks to a hotel in Taiwan, you can live out this fantasy! Check out the unbelievable bat decor in these pix. 

Take note, this is a themed hotel room, so they are exonerated. But for normal home sales, always keep re-sale value in mind when remodeling. Anything over indulgent will hurt its marketability.

In other words, save your vanity projects for your plastic surgery!

Will Zillow's Zestimates improve post-IPO?

Zillow is one of the few IPO success stories  this year. They went public mid-July and finally hit profitability for the first time in Q2. How this will improve Zestimates remains to be seen.  In real estate circles, Zestimates are known to be fairly accurate or totally off the wall. On a small link on their site, you can find their median error %. Some areas are respectably within 4-5%, but other areas are off up to 38%!  

Zillow can be a great tool to get a ballpark guesstimate of a property's value, but take it with a grain of salt. It works best in tract homes or cookie-cutter communities. It's dubious in areas that have a lot of property diversity  & older homes, like is most urban cities. 

A fancy algorithm just can not take into account intangible factors that affect value like view, curb appeal, layout, schools, and so forth. I'm just sayin'!

Can buyer sue termite inspector if further damage is discovered later?

QUESTION: Can you sue a termite inspector if you later find they missed some termite damage? 
ANSWER: Not if the termite inspector put you on notice your house needed further inspection. 

Judge Milian of the People's Court (guilty pleasure here!) breaks it down for this home buyer who is suing his termite inspector. Basically, the inspector warned the home buyer that the house needed more evaluation and  that he could not give it a pest clearance. The buyer at least  was smart enough to get the home inspected, but what is the good of doing an inspection if you don't follow their advice?! 

It's like if you go see a doctor & he tells you to get further tests done because you might have diabetes. You do no tests, and soon after you get diagnosed with diabetes. You ain't gonna sue the doc?! Nuh-uhhhh! 

IMPORTANT SIDE NOTE:  I like the plaintiff's lavender tie. But, umm, his hair. I have no words.

Question:  I'm selling my house soon. Should I do a pre-inspection? 
Answer: Yes! It's like getting tested at the clinic. No one likes surprises! Trust me, it'll save you a lot of heartache & pain down the line. A pre-inspection gives a seller a chance to correctify any outstanding repairs, gives the buyer a more clear picture of the house's condition and helps mitigates negotiations in escrow.

Question: We want to build an in-law unit, but money is tight. Should we just use a handyman and bypass permits?
Answer: Handyman for dinky jobs is fine, but doing a major project without permits will come back to bite you. You can get sued, fined or be forced to tear it down. Plus, it can affect your re-sale value too.

Yikes! We offered $600k but our dream house appraised $590k. What to do?

I'm really enjoying interacting with LogoTV viewers about their real estate/design probelms. Another LogoTV viewer pops Hermanity a question:

QUESTION: We offered $600k on our dream house, but it appraised for $590k. What to do? 
ANSWER: You can 
1)  invoke your appraisal contingency & walkaway from the deal
2) convince seller to reduce price by $10k 
3) bring in the $10k yourself to bridge the gap. 

BOTTOM LINE: If this is truly your dream home, the place you will live in til the day you die,  then what is $10k in the grand scheme of life? Besides, amortized over 30 yrs, you're paying a few dollars more per month. Just sayin'!

Remember guys, you are the client. Your agent is supposed to always have your back & protect your best interests. A great realtors does what is right for you, not for their wallet!

ForSaleByOwner.com Founder Flops! Needs help from Realtor to sell his own home!

ForSaleByOwner.com is a website that encourages sellers to bypass Realtors & try to sell their home by themselves.  Ugh!  Obviously I'm biased, but hey, live and let live.  If people want to take a stab at For Sale By Owner (ie FSBO), go for it.  But  well over 80% of FSBO's eventually have to list with an real estate agent to get their house sold.  It's harder than it looks! 

Apparently, the founder & COO of ForSaleByOwner.com learned that the hard way.  The Wall Street Journal reports he could not sell his own 2 bd Chelsea apartment after 6 long months.  He finally relented & hired a Realtor who got it sold for $2.15M.  Basically, this guy has no problem charging sellers to be his FSBO site without Realtor representation, but he himself hires a Realtor to sell his own place.  What does that say about the value of a Realtor?

Below LogoTV viewer asks me if they should sell their house without an agent. Ummmmm, if the guru of ForSaleByOwner.com can't do it, what makes you think you can!? 

UPDATE: Agent Genius quoted me about this story. Clearly, this struck a cord in people b/c the on-line reactions are off the charts!!

Design Spotlight: Funky Eclectic Brooke Coe from Huh Designs

What a blast hanging out with artist & designer Brooke Coe's house!  As owner of Huh Designs,  Brooke has designed on HGTV, Discovery, & Disney shows, but what does her own place look like?  She cleverly describes it as "Dr. Seuss meets Beetlejuice"!  Most of the furniture you see in her house, she built herself with reclaimed wood! (I love a gal who can work a powertool!).   You've got to check it out. Schlock full of tips & decor advice! 

 I met Brooke's husband at one of my speaking gigs and he said we would hit it off. He was right!  As big 80's & Madonna fans, Brooke & I pounded out Eye of the Tiger & Dress You Up on her piano. Fun!

Ghost Bile, Pimply Whiteheads, Exploded Styrofoam...aka Popcorn Ceiling!

Can you believe popcorn ceiling once was the height of housing fashion?! Depending on how it was sprayed on, it always looked to me like either ghostly bile or wall of pimply whiteheads. Delish! I find it funny when I see a gorgeous crystal chandelier hanging from a ceiling of pigeon poo.  If a homeowner is going to spend thousands of dollars on fabulous lighting, why not give it a nice clean backdrop. It's like serving beluga caviar on a Styrofoam plate.

Anyone a fan of popcorn ceiling? LMK! (it's ok. you can post anonymously)

Interior Design Spotlight: Ornate & Modern w/ Photographer Michelle Drewes

You never know who you are going to meet when you're out on the town! Case in point, I was dining with friends one night when I happen to see a very chic woman across the restaurant eating with her friends. I said, "Wow, that gal has style! If her home decor style is anything like her fashion style, she must have a fabu house!"  Well a few hours later at another bar, she & her posse waltzed in & bumped into us. We hit it off immediately!

When I found out my new amiga Michelle Drewes was a photographer, I blurted out, "I have not seen your house but I MUST MUST MUST videoblog about it!" So the next day, Michelle graciously let me interview her in her lovely 1929 bungalow & she failed to disappoint. She & her husband bought it as a fixer and took a year to renovate. (It's still not done! She's revamping the backroom to be a photo studio!).  Below are photos of her home & my chat with this lovely San Francisco based shutterbug. (She's really rockin' that black lace top & chunky necklace)

To get Michelle Drewes' look, follow these design tips:
  1. Take a risk: Use bold complimentary colors that others would shy away from
  2. Mix Ornate & Modern: Juxtapose West Elm pieces with family heirlooms. Did you see those exquisite china pieces placed against a blood red wall? Genius!
  3. Design Inspiration can come from anywhere....like her Grandma!
  4. Don't copy magazines verbatim. Put your own personality into your home.  Check out the images of renowned artist Shepard Fairy on Michelle's walls! (He's the Obama poster guy)

Have you ever sold/bought a house from a friend? If so, how did you get through the awkward moments, like negotiations, repairs, pricing etc?  Like,  your friend sends you a $5,000 termite repair bill, which you swallow for the sake of your friendship. (I mean, she DID let you copy of her homework in 7th grade,  so according to her, you owe her for life!).

Can business &  pleasure really mix?  Spill your guts. Don't hold back :-)

Modeling Agency, Urban Loft, Art Gallery...or All the Above!

I am utterly floored by what my friend Bret Cota did to this live/work loft! This is a perfect example of how a space that serves multiple purposes can be seamlessly unified by great design.  Bret operates EXALT Modeling & Talent Agency out of this live/work loft, but you would never guess it. Part office, part art installation, part photo studio, part condo, the tasteful black & white aesthetic holds the decor together.  No distinction between office space, living space or art space exists. Just goes to show that when you have a strong design theme that is well executed throughout, anything is possible in a space!

Also, because the steel and concrete in lofts can appear cold, Bret uses plants, wood  & animal print which add a level of warmth to what would otherwise be a sterile space.  And the stark contrast between black and white is diffused by touches of earth tones (beige, browns, gray), which soften the austere sleek b/w look.  Hope you enjoyed these  wonderful design tips! I can't wait to feature his next project!

Same old, same old?
Have you been to a real estate conference in your city lately? Have you been to a real estate conference across the country lately? Have you done both and noticed that many of the speakers are the same between cities?

I may be jaded, but I can’t help but notice that there are only so many speakers being tapped for real estate conferences across the nation and have to wonder what conference organizers are thinking? Are they scared to add new speakers and talent or are they simply shilling by putting their sponsors up on stage?

Regardless of the reason, the content and speakers are getting stale at real estate conferences and I’d like to know if you have noticed it too.

It never ceases to amaze me how myopic some people are about their remodel choices. Making a home too customized to your own needs & tastes can often backfire. What adds value in your mind may in fact detract value!...as this LogoOnline (aka 365Gay) viewer finds out from me here.

What is the worst thing you've seen a garage converted into?  I'd love to hear!
